Dock and bayfront supply lines
Leaking dock hose bibs, cracked supply lines along the seawall and corroded shutoffs. We trace where the dock line branches off so it can be shut off without killing water to the house.
Two harbor islands with very different plumbing risks. Lido Isle was raised more than ten feet above high tide when it was built. Newport Island and Lido Village are on the City's list of the first places to flood.
Lido Isle homes sit on fill raised more than ten feet above high tide, so the big issues are aging supply lines, water heaters and dock plumbing. Newport Island and Lido Village are lower and on the City's flood-prone list, so sewer backups and flooded garages are more common there. Both are on City water and sewer. Call (949) 620-1945.
Neighbors across the channel, built in different ways.
The biggest plumbing difference between these two islands is height. When W. K. Parkinson developed Lido Isle, he spent more than a quarter of a million dollars dredging the harbor and raising the island more than ten feet above high tide. Newport Island and Lido Village did not get that lift, and the City names both as flood-prone.
Because the island sits higher, most Lido calls are about the house itself rather than the tide: original and remodeled supply lines, water heaters, fixtures, and plumbing on the bayfront side. Waterfront homes often have water and sometimes power running out to a private dock. Dock hose bibs and supply lines live in salt spray all day, and they fail more often than anything inside the house.
Lido Isle has a community association that every resident belongs to, along with shared beaches and a clubhouse. Work in shared areas follows association rules, so check with the association before any work on common property.
Lower ground means the same issues as the rest of the flood-prone harbor front: sewer surcharging when streets flood, garages and water heaters close to street level, and cleanouts that let floodwater in if the cap is loose. Newport Island is small and surrounded by channels, so tide and storm timing matters when planning any work that opens the sewer line.
On both islands, exterior metal takes a beating. Gas risers, hose bibs, shutoff valves and the relief line on the water heater corrode faster within a block of the water. A green or crusty fitting is worth replacing before it fails.
On both islands, original homes sit next to recent rebuilds. Original homes may have older supply lines and drains that have been patched over the years. Rebuilds tend to have more bathrooms, tankless water heaters and recirculation systems, which bring their own maintenance. The first visit is about finding out which you have, so tell us the year the home was built or last remodeled when you call.

Repairs and permitted replacements, with seismic strapping and a full-bore shutoff as the City requires. See water heater repair.
On Newport Island and in Lido Village, backups when streets flood. We clear and camera the line and look at a backwater valve.
Hidden leaks under floors or behind finished walls, found before anything is opened. See leak detection.
These neighborhoods sit within a short walk of each other, but they were built differently and flood differently.
About 250 of Lido Isle's roughly 800 homes are on the water. Bayfront homes have seawalls, private docks and exterior plumbing in constant salt spray. Dock water lines, seawall-side hose bibs and corroded shutoffs are the typical calls.
Interior streets hold the rest of the island's homes, with the community association's beaches and clubhouse shared by all residents. Because the island was raised more than ten feet above high tide, interior calls are usually about the house itself: water heaters, supply lines, fixtures and drains.
Lido Village, around Via Lido and Via Oporto at the base of the Peninsula, is on the City's flood-prone list. It mixes shops, restaurants and homes, with the historic Lido Theater at 3459 Via Lido. Commercial kitchens bring grease line and drain jetting work.
The shops and restaurants along the bay at Lido Marina Village share the same low ground and the same mix of commercial plumbing needs.
Newport Island is a small residential island in West Newport, with streets such as Channel Place and 38th Street. It is on the City's flood-prone list, so the questions here are the same as on Balboa Island: cleanouts, backwater valves and water heater placement.
The Finley Tract near the base of the Peninsula is also on the City's flood list. Homeowners there face the same tide risks as Lido Village.
The Balboa Peninsula wraps around these islands, and Newport Heights and Cliff Haven sit on the bluffs across Coast Highway. Balboa Island is farther east across the harbor.
Lido Isle developed from 1923 on, so its oldest homes are nearly a century old, while many lots have been rebuilt since.
| Home type | Typical supply pipe | Typical drains | What to watch |
|---|---|---|---|
| Original home from the island's early decades | Galvanized steel or early copper, often partly replaced | Cast iron, clay or cast iron lateral | Low pressure, rusty water, lateral cracks and roots |
| Mid-century home or remodel | Copper, sometimes with galvanized sections left over | Cast iron or ABS plastic | Pinhole leaks, aging drains under the house |
| Recent rebuild | Copper or PEX | ABS plastic | Tankless descaling, recirculation pumps, dock and exterior lines |
Every house is different, and many have been partly replumbed. Treat the pipe column as what is typical for the era, then confirm by looking at the pipe at your water heater, under a sink and at the main shutoff.
ZIP 92663 as a whole is close to an even split between single-family homes and multi-family buildings, so many nearby properties also share walls, laterals or water services. In a shared building, we confirm which unit a line serves before we work on it.
Both islands are on City of Newport Beach water. The City's latest annual water quality report shows hardness averaging about 14 grains per gallon in 2025, so plan on annual water heater flushing or tankless descaling.
Lido Isle has one bridge in and out, and Newport Island streets are tight. Tell us where to park and whether the water heater and cleanout are in a garage, a side yard or a closet. For dock work, tell us how to reach the dock and whether there is a gate.
Henry Huntington partners with William Collins in the Newport Beach Company. His share includes 250 acres, a Pacific Electric right-of-way and the mudflat that became Lido Isle.
The future Lido Isle, then part sandbar and part mudflat, is included in the new City of Newport Beach.
W. K. Parkinson buys what was then called Huntington Island from Pacific Electric for $45,000, then dredges the harbor and raises the island more than ten feet above high tide.
The yacht club is founded. It fully organizes in 1947.
Newport Harbor is officially dedicated after a $1.8 million project dredges sandbars and extends the jetties.
The Lido Theater opens on Via Lido on October 27.
| When | What is happening | What it means for plumbing |
|---|---|---|
| Summer | Boating season, guests and rentals | Heavy use of dock hose bibs and outdoor showers; water heaters working hard |
| Thanksgiving week 2026 | Five days of king tides, potential peaks up to 8.8 feet | Flood risk on Newport Island, in Lido Village and the Finley Tract |
| December 16 to 20, 2026 | The Christmas Boat Parade on Newport Harbor, about 100 boats on a 14 mile route | Waterfront parties and full houses; dock and bayfront plumbing gets a workout |
| December 22 to 26, 2026 | The year's final king tides | Holiday guests plus flood risk on the low streets |
Every Lido Isle resident belongs to the community association, and owners pay an annual assessment. Shared beaches, the clubhouse and other common areas follow association rules, so contact the association before any work that touches common property. If you rent your home, the City of Newport Beach has its own short-term lodging permit rules; check them with the City before listing. Leave guests a note showing the main shutoff and the dock shutoff.
The services harbor island owners need most are water heater replacement, leak detection, flood repairs and backwater valves, repiping and commercial plumbing for Lido Village businesses.
Both islands are on City of Newport Beach water and sewer.

City permits apply to water heater replacements and most fixture swaps. Read our permit guide or who to call for water and sewer.
Most private docks on Lido Isle and Newport Island have at least a hose bib, and the line that feeds it lives a hard life.
A dock water line usually branches off the house supply, runs along or through the seawall, and then out onto the dock. Every part of that run is exposed to salt spray, sun and movement as the dock rises and falls with the tide. Flexible sections, unions and hose bibs are where failures usually start.
If a dock line leaks and you cannot find a separate shutoff, close the main and call. We trace the run, repair it and add the shutoff so the next problem stays small.
If there is a separate valve for the dock, close it. If not, close the main and tell us.
Gate codes, ramp access and where to park save time.
We find where the line failed, usually at a hose bib, a union or a section exposed to spray, and give you a written price.
If the dock line has no valve of its own, we recommend adding one so the next problem stays small.
A real person answers 24 hours a day. You get an honest arrival window and a written price before any work starts.
Lido Isle is not on the City's list of most flood-prone areas. When it was developed, the island was raised more than ten feet above the high tide line. Newport Island and Lido Village are on that list, so homes there should plan for king tides.
The City of Newport Beach. For a leak in the street call 949-644-3011, or 949-644-3717 after hours. Problems on your side of the meter, including dock lines, need a plumber.
Yes. We repair leaking dock hose bibs, supply lines and shutoffs, and we recommend a separate labeled shutoff for the dock so a leak there never means turning off the whole house.
Salt spray and humid bay air attack brass, copper and steel. Fittings within a block of the water wear out much faster than inland. Rinsing them and replacing anything green or crusty prevents surprise leaks.
Yes. The City of Newport Beach requires a plumbing permit for every water heater replacement. We pull it, install to the City checklist and schedule the inspection.
Yes. We handle restaurant and retail plumbing in Lido Village and Lido Marina Village, including drain jetting and after-hours repairs. See commercial plumbing.
About 800, and about 250 of them are on the water. The island has one bridge, and every resident belongs to the Lido Isle community association.
Get a sewer camera inspection, check the dock plumbing and whether it has its own shutoff, note the water heater location and permit history, and on Newport Island ask about flood history.
Lido Isle is on City of Newport Beach water. The City's latest annual report shows hardness averaging about 14 grains per gallon in 2025, so annual water heater flushing or tankless descaling makes sense.
Newport Island is on the City's list of most flood-prone areas, along with Lido Village and the Finley Tract. Keep cleanout caps sound, consider a backwater valve and keep sandbags ready before king tides.
For work inside your own home, generally no, but check your association's rules. For anything that touches shared areas, contact the association first.
Often, yes. Waterfront gatherings from December 16 to 20, 2026 put dock hose bibs and bayfront plumbing to work. Checking dock lines before the parade week is a good idea.
